Referencing Tenants

We fully reference all applicants to ensure they have a good credit rating and the ability to afford rent. We also contact their previous landlord to verify they’ve paid rent on time and cared for the property, and we call their employer to confirm their income and job stability.

Contract

A solid, legally binding contract is essential for protecting both you and your tenants. We’ll make sure the contract is water-tight and stands up in court should any issues arise.

Inventories

Wouldn’t it be nice if your property was always returned in the same condition it was let in? A thorough photographic inventory is key to ensuring this.

We provide a comprehensive inventory (typically 20-30 pages long) that documents the condition of your property and its contents at the start of the tenancy. This will be invaluable if any disputes arise. We’ve won numerous disputes thanks to our detailed inventories and check-outs.

Deposits

Protecting your tenant’s deposit is a legal requirement. Since April 2007, all assured short hold tenancy deposits must be held in a government-backed tenancy deposit scheme. Failure to comply could result in fines or legal issues with evictions.

We offer the option to lodge the deposit with an approved scheme or handle it for you. We’ll ensure that all legal requirements are met, including issuing the tenant with the required Prescribed Information.

Maintenance
